When acting as your title agent/insurer, often times our closing rates are compatible or even lower than a title company and you have the benefit of having a real estate attorney involved with closing your transaction*. For example, when purchasing foreclosed properties you get attorney expertise in ensuring that the proper transfer of title has occurred including the proper clearing of liens (municipal liens survive a foreclosure lawsuit), and that the foreclosure and subsequent sale have been performed correctly.

Additionally, Sandra Wiseman, Esq., is also available to represent you personally at the closing table. She is able to draft your real estate contract, review your loan and closing documents, and advise you of any violations or miscalculations prior to your closing your purchase or refinance. This may save you money in the long run and have you avoid the risk of potential problems with a subsequent sale of your home.
