When acting as your title agent/insurer, often times our closing rates are compatible or even lower than a title company and you have the benefit of having a real estate attorney involved with closing your transaction*. For example, when purchasing foreclosed properties you get attorney expertise in ensuring that the proper transfer of title has occurred including the proper clearing of liens (municipal liens survive a foreclosure lawsuit), and that the foreclosure and subsequent sale have been performed correctly.
